Synopsis

Collective Sales, or what is popularly known as Enbloc Sales, is making a strong comeback in the property market in Singapore with ten significant collective sale deals inked in the past 12 months.

Collective sales pursuant to relevant provisions of the Land Titles (Strata) Act was first introduced in 1999 where strata titled developments with 80% consent from owners are able to sell their respective development subject to the approval of the Strata Titles Board (or the High Court) in accordance with the law.

After a slowdown in collective sales in 2014 and 2015 due to the effects of the property cooling measures, developers have resurfaced looking for lands to replenish their depleting land bank.
